Community Description

• Carriage House East is large property with 614 apartment homes and two different program types, Section 8 and Safe Harbor. The newly constructed office space was built to house separate offices for each program type, allowing the resident to be served more efficiently. The two office spaces are divided by a community kitchen and gathering space that also houses resident use computer stations. This space is used for resident parties, team meetings and much more. A state-of-the-art Success Center is also attached to the office space. This 10,000 sq ft center provides residents with the space for programming and services to enrich their lives.
  Carriage House East is the corner stone of the Glick Philanthropy's Far East Side Success Initiative. As a result, a big emphasis has been placed on providing our residents with a comfortable place to call home and providing opportunities that they would likely not get elsewhere. The new Success Center is unlike anything in the multi-family industry and gives our residents their own community center, staffed with an Executive Director, three Service Coordinators, an office administrator and a facilities supervisor. This model allows us to gear programming and services to our residents needs and wants, and to truly make a positive impact on their lives.

• The programs and services offered at Carriage House East are many and varied. From the community garden and greenhouse, to a full teaching kitchen and art rooms, residents have many opportunities for growth and education. The Carriage House East team strives to provide exception customer service to our residents every day. The team recognizes the needs of the residents and works to fulfill those. For example, the team noticed we had several children waiting in the morning for the bus during the winter with no hats or gloves. The team took it upon themselves to purchase hats and gloves and distribute them to those who needed them. They also saw several residents were not able to cook at Thanksgiving meal for their families or had no where to go. The property team has hosted a resident Thanksgiving meal for two consecutive years. In 2019, they served over 200 people.
  
  The Community slogan, A Community of Hope and Empowerment, is carried through with each resident we serve. Whether it's providing exceptional and timely maintenance service available to our residents, helping them with re-certifications and renewals, providing programs of assistance to better the lives of our residents, we know we are making a true difference. Since the surrounding neighborhood is one of poverty we have truly been a staple in providing a safe, clean, rewarding environment to live, on the far east side of Indianapolis.

• According to the 2017 US Census, 28.6% of the residents living in the property zip code, live in poverty. Seeing the need in the surrounding community for quality employment training, in 2020 Carriage House East will begin Maintenance Technician training at the Resident Success Center. This program is possible through a collaboration with AC/C Tech and upon completion of the program, graduates earn and Technical Certification in Apartment Maintenance Technology and the EPA Technician Certification. This program is targeted not only to Carriage House East residents but also the surrounding community.
  
  The Carriage House East occupancy rate average for 2019 was 97.23%. According to 2019 JTurner Research Resident Survey’s the property scores 21.43% higher than national averages in the “Will you renew your lease?” category and 9.22% higher in the “Sense of Community” category.
