1443 Beacon Street was originally built in 1979 and consists of 115 units in an eight-story steel and concrete elevatored building over a two-story garage with 122 spaces. In July 2015, Chestnut Hill Realty (CHR) purchased 1443 Beacon. The property is in the heart of Brookline. Close to Boston University and Boston College, the community is on the green line between Cleveland Circle and Kenmore Square. The community has outstanding access to public transportation and retail amenities.
The luxury apartment homes are finished in an open contemporary style. Kitchens feature designer custom European style cabinets that are crafted out of Sapele wood white quartz ‘waterfall’ countertops. The open-air living space boasts oversized islands, abundant undercounter storage, recessed and decorative lighting, true oak hardwood floors, and custom closets. Spa-like bathrooms finishes adorn the homes. Many of the apartments offer private screened balconies or oversized open-air terraces.
There are a range of upscale amenities that make the community stand out—such as state-of-the-art fitness, café area, resident lounge with fireplace and full kitchen, and concierge services. The outdoor living space at the community gives the residents the illusion of being deeply secluded in the woods while providing a unique space for relaxing. Located on the rear patio is the fire pit surrounded by rows of flowers and greenery. The adjacent grilling area features two large grills, a stone bar top, and pergolas to provide shade and appeal. The swimming pool is surrounded by an oversized, multi-level deck filled with lounges and covered seating.
CHR’s newly developed HomeWorks space offers the residents a workday commute that is only an elevator’s ride away. These spaces provide furnished private office suites that are accessible 24/7. Conference rooms, printing resources, and refreshments are provided. Residents can combine their work life and home life in one location.
Throughout the year, the staff organizes special events for residents, including seasonal and holiday gatherings that include raffles and giveaways. Just in the past month, the property hosted their annual resident BBQ night giving residents the opportunity to mingle with each other and the staff over a fully catered BBQ feast. Other events include themes like a virtual holiday paint night, a virtual family feud night, ice cream socials, and Taco Tuesday with their own private food truck. These events foster the sense of community that has been created since 1443 Beacon Street’s purchase.

The community employs a first-class concierge service to quickly address all resident requests. 1443 Beacon Street is located in the heart of Brookline's busy Coolidge Corner next to the lush and expansive Griggs Park so it is easy to see why residents maintain a long residency. The community feels like a green oasis when residents look out at the park while also surrounded 1443 Beacon's own beautiful landscaping.
CHR and 1443 Beacon Street are committed to community service providing frequent donation drives for Toys for Tots, the Pine Street Inn and Move for Hunger. CHR supports the local Brookline Teen Center which provides a safe and social location for local teenagers to engage with each other in a variety of programs. Arts programs such as Studios Without Walls and the Longwood Symphony Orchestra receive annual contributions from CHR and the property. CHR’s collective Brookline properties also sponsor the Brookline Youth Hockey and Baseball Teams, the Brookline Food Pantry, and Team Brookline which is the Town of Brookline’s official Boston Marathon team. CHR has a long-standing tradition of giving back to the communities where its properties are located and encourages its residents to do the same.
The uniqueness of the property and its apartment homes attracted a very specific and particular clientele. Mr. Zuker understood the leasing of the property would be a very deliberate and intentional process. With many of the lease agreements for the premium apartments being multi-year, it became clear the new residents were establishing what is likely to be a long-term residence within the community. Leasing was successful through 2019 with occupancy at less than 1% by January 2020. With the impact of COVID adversely affecting many of the urban properties, by the end of 2020 the community was only 89% occupied but experienced 72% retention over the course the year. Presently the property is 98% occupied and had a retention rate of 84% in 2021.

The building offers concierge services which provides newspaper delivery to their resident apartment homes and are available throughout the day to service resident needs. The concierge offers suggestions on local entertainment, dining, MBTA schedules and alike. Our concierge also assists in booking reservations for guest parking, office and community rooms for their enjoyment when they host private events for their friends and family.
We also prize our strong relationship with local Boston hospitals, who referring employees who benefit from an apartment discount as they joined our Preferred Employer Program. In light of the Covid-19 health crisis, we felt it was a great way to give back to our local hospitals, doctors and nurses. We also welcome friends and relatives of our current residents, who are encouraged to send them to us to live at 1443 Beacon. Referring residents receive rent credit on their account once their approved friend or family member moves in.
Residents at 1443 Beacon love the comfortable large apartments, our renovated amenities and outdoor decks and pool, something not easily found near the city of Boston.
Hosting events to bring the community together has proven to be enjoyed throughout the property. A summer BBQ by the pool is an annual favorite, where we all enjoy a beautiful summer evening, sharing great conversation. For the holidays, a gathering for dinner and entertainment is planned and has shown to be a very welcome event in the past. We have fun posting social media contests, and offer the participants to enter a raffle to win prizes.
